CapitaLand Announces ₹1,940 Crore Chennai Data Centre, Targets 53 MW Capacity

Singapore-based CapitaLand Investment Limited (CLI) has unveiled plans to invest ₹1,940 crore in a data centre in Chennai, marking its entry into Tamil Nadu’s data centre market through its listed fund platform, CapitaLand India Trust (CLINT).

The facility, CapitaLand Data Centre Chennai 01, is located in Ambattur and is expected to be completed by the end of 2026.

Singapore Deputy Prime Minister Gan Kim Yong and Tamil Nadu Chief Minister C Joseph Vijay unveiled it on October 15.

CoreWeave plans to build the capacity across three 80 MW buildings and deploy NVIDIA’s Vera Rubin Platform on its AI Cloud

The project will have a gross power capacity of 53 MW, including 34 MW of IT power capacity distributed across 13 data halls. A dedicated 110 kV substation will support the facility, which is designed for high-density computing, liquid-cooled deployments and carrier-neutral connectivity.

“By combining our deep local investment, development and operational capabilities with the strength of our listed and private fund platforms, CLI is well-positioned to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub,” said Quaiser Parvez, CapitaLand India CEO.

The development is jointly held by CLINT and CapitaLand India Data Centre Fund. It follows CLINT’s first data centre project in Navi Mumbai, a 108 MW facility completed in 2025 and fully leased to a global hyperscaler.

“The unveiling of CapitaLand Data Centre Chennai 01 marks another important milestone in CLINT’s diversification into digital infrastructure. With a total planned investment of approximately ₹1,940 crore, the development reflects our conviction in the long-term growth of India’s data centre sector and is designed to meet the evolving requirements of hyperscale and enterprise customers,” said Gauri Shankar Nagabhushan, CLINT CEO.

"If you drop a pin somewhere in India, there's a good chance you'll find somebody working on a particular technology, maintaining an open-source project or specialising in a particular area."

The Chennai project builds on CLI’s 22-year presence in Tamil Nadu, where it has invested more than ₹6,000 crore across seven operational assets. The company entered the state in 2004 with International Tech Park Chennai in Taramani.

Its Tamil Nadu portfolio also includes business parks, industrial and logistics facilities, and serviced residences operated by The Ascott Limited.

The facility is targeting LEED Gold certification, with planned sustainability measures including high-efficiency chillers, water economisation, intelligent energy management systems and solar panels.

CLI has operated in India for more than three decades. As of June 30, its funds under management in the country exceeded S$8 billion, spanning business parks, industrial and logistics properties, data centres under development and coworking spaces.
